Stretching from Denia in the North all the way down to Alicante – Beautiful beaches and natural scenery abounds.

The area around Denia is Marina Alto and includes coast line towns of Javea , Moraira and Calpe. Inland locations are Jalon Valey , Pedreguer and Orba.

These locations all have an ‘ older world ‘ charm and are certainly established towns having been there for centuries! There are historical attractions as well the normal tourist facilities to capture your interest.

The Jewels in the crown are Javea and Moraira – both small towns with modern marinas and beautiful beaches. Spectacular views are available along this stretch of the coast and there are certainly more exclusive areas to enjoy.

It seems that most who enquire about Costa Blanca know why they want to have a home there – the sunshine , the leisure and entertainment facilities, the beautiful surrounds of the beaches or the countryside, the walks , the cycle paths , the great food – basically the healthy life style with a holiday buzz which is on offer .

A lot of people don’t realise the Costa Blanca has a coast line of around 120 miles!

Alicante is the central point which breaks it up – Costa Blanca North and Costa Blanca South.

The North and South are very different – and there are lots of different areas in each as you would imagine.

Today we are looking at Costa Blanca South.

There are many resorts along the coast – and all are desirable – But there are 3 large urbanisations that sit just off the coast which attract particular attention from those seeking 2nd, holiday or retirement homes – These are La Marina, Quesada and Villamartin. 20 , 30 and 40 minutes drive from the airport respectively.

These are purpose built New Towns which have been developed since the early 70s . All have great facilities in terms of bars, restaurants , supermarkets and are functioning towns in their own right. Each one is still expanding , with additional facilities being added alongside the new developments of residential apartments in gated complexes with communal pools and of course detached villas with private pools.

Villamartin is often referred to as the golfers paradise centred around its popular Villamartin Plaza  .There are many beautiful golf courses – and only 1-2 miles from the sea. La Zenia boulevard  serves the whole area and is a huge attraction – certainly not just a regular shopping mall!

Quesada is only 30 minutes drive south of Alicante airport or around E40 in a pre-booked taxi. It has its own golf course , water park and other leisure facilities. Perhaps its best feature is its town centre which offers a good selection of modern restaurants and pubs and there is generally a lively vibrant feel to the place.

La Marina is closest to Alicante airport – only 20 minutes drive – another great mix of shops restaurants and bars.

Prices for 2 bed apartments can start as low as 60,000 Euro for Resale properties with brand new luxury apartments generally starting from closer to  120,000 Euro. New build apartments are built to todays standards with Hi Tech materials – making them comfortable for use year round. Older apartments may not have central heating or great insulation, for example.

Are you thinking that the Exchange Rate isn’t great just now – could it be putting you off a Spanish Purchase ?


Why are investors still buying and why are sales to UK buyers still strong ? Confused ?


The answer is buyers are  buying at current low prices – but using future exchange rates .


They do this in two ways :


1. Off Plan Purchase – Buyers are paying reservation fees today to secure their property , then paying approx 30% over the course of the build which might take a year . They will be happy to see an improvement in the strength of the Pound  when it comes to complete!

2. Buyers are using mortgages to pay off  the bulk of the purchase price . In this way , buyers can take advantage of Todays low prices – and low interest Rates . They will pay off the bulk of the mortgage years down the line when the pound has strengthened.


See below a worked example to see exactly how a strengthening pound can work tremendously in your favour:


In this example we are using an exchange rate of 1.2  Eur / UKP and a purchase price of €160,000.

Monthly mortgage over 20yrs @2.3% fixed for 10 years




The Upfront costs of purchase  are Approx. €72,000 or £60,000.

Mortgage balance is £93,333 and monthly mortgage is £485.


Remember the Euro payment is fixed with a fixed rate euro mortgage –  the exchange rate changes how much you pay each month in pounds. Bear in mind there are other costs of property ownership.


Consider the position in 10 years time ..

After 10 years , mortgage balance is reduced from €112,000 to €62,406 .

If the  exchange rate has moved from 1.2 to 1.5 , the value of the outstanding mortgage is reduced from £93,333 to £41,604 – and of course monthly payments have reduced from £485 to £388.

As the pound strengthens , the value of the Euro Debt is massively reduced.
